User tried to export dgn file to ESRI Shape-file but the text data (street name, etc) was exported as point. How to export text information as text string ?

The attached file includes a VBA text2xfm.mvba with documentation that loads a business property from a text string.

 text2xfm.mvba is an application to load a  business property from a text string.The text (or text node) will become an XFM feature and the property is loaded with the text string. If the property already exists, it is updated. The result can be exported to a point SHP file including the text property.
